The rules that govern using Nyumba Direct.

Welcome to Nyumba Direct. These Terms of Use ("Terms") govern your use of the website at nyumbadirect.tz, our WhatsApp service, and any related services (collectively, the "Service") operated by SafariDigital Africa Company Limited ("we", "us", "Nyumba Direct").
By creating an account, listing a property, or using the Service to find or contact owners, you agree to these Terms. If you do not agree, do not use the Service.
You may use the Service only if:
We do not allow third parties to use the Service on your behalf. Each account belongs to one individual or one legally registered business.
To list a property or send inquiries, you must create an account. We verify your phone number with a one-time SMS code. You are responsible for keeping your phone secure — anyone with access to your number could potentially access your account.
Property owners and agents must be approved by our team before listing. We may request supporting documents (e.g. ownership proof, agency license). We may decline to approve any account at our sole discretion.
Do not share your verification codes with anyone. If you suspect your account has been accessed without your permission, contact us immediately at support@nyumbadirect.tz.
Nyumba Direct exists to connect tenants directly with property owners — no brokers, no middlemen, no extra fees. This is our core promise to tenants and the foundation of how we operate. By listing on Nyumba Direct, owners commit to the following:
Violation of the no-middleman covenant is the most serious breach on our platform. It may result in immediate listing removal, account suspension, account ban, and (in severe or repeat cases) being reported to authorities for consumer-protection violations.
Listings must not contain or promote:
Your first listing is reviewed by our team before going live. After your first listing is approved, subsequent listings auto-publish. We may review any listing at any time and may pause, modify, or remove listings that violate these Terms. We will tell you why and give you a path to appeal.

Nyumba Direct is a marketplace that connects tenants and owners. We are not a party to any lease or rental agreement between users.
You are responsible for your own due diligence: visit the property, verify the owner's identity, get a written lease, and only pay rent or deposits through methods you trust.
Anyone can flag a listing for review. When you flag a listing, you affirm that your report is truthful to the best of your knowledge. False or malicious reports may result in your account being suspended.
When we receive a flag, we review it against our policies. If we uphold the flag, we may:
Owners can appeal any enforcement action via the appeal flow in the app. Appeals are reviewed by a different team member than the one who issued the action where possible.
Nyumba Direct is currently free for both tenants and owners. We do not charge listing fees, contact fees, success fees, or commissions of any kind. If we introduce paid features in the future, they will be optional, clearly priced, and announced with at least 30 days' notice via SMS and on-site notification.
Tenants never pay Nyumba Direct anything. If anyone claiming to represent us asks you for money, it is a scam — report it immediately.
You can stop using the Service at any time. You can request account deletion at support@nyumbadirect.tz.
We may suspend or terminate your account if you violate these Terms, the no-middleman covenant, or applicable Tanzanian law. Where possible we will notify you and explain the reason. In serious cases (fraud, threats, repeated abuse) we may terminate without prior notice.
The Service is provided "as is" and "as available" without warranties of any kind, express or implied. We do not guarantee that the Service will be uninterrupted, error-free, or free of harmful components. We do not warrant the accuracy or completeness of listings, the conduct of users, or the suitability of any property for your needs.
To the maximum extent permitted by Tanzanian law, SafariDigital Africa Company Limited and its directors, employees, and contractors will not be liable for any indirect, incidental, special, consequential, or punitive damages arising from your use of the Service, including but not limited to:
Our total liability to you for any claim arising from the Service is limited to the amount you have paid us in the 12 months before the claim, or TZS 100,000, whichever is greater.
You agree to indemnify and hold harmless SafariDigital Africa Company Limited, its directors, employees, and contractors from any claims, losses, damages, or expenses (including reasonable legal fees) arising from your use of the Service, your breach of these Terms, or your violation of any law or third-party right.
We may update these Terms from time to time. We will notify you of material changes at least 14 days before they take effect via SMS or on-site notification. Continued use of the Service after the changes take effect means you accept the updated Terms.
These Terms are governed by the laws of the United Republic of Tanzania. Any dispute arising from these Terms or the Service will be resolved in the courts of Tanzania.
We encourage you to contact us first at support@nyumbadirect.tz before escalating any dispute. Many issues can be resolved quickly through direct conversation.
